Framework 1 · For real estate pros

The AI-Powered Realtor Stack

A five-layer framework for real estate professionals to use AI without the hype: lead capture, content, comp analysis, transaction automation, and client retention.

Layer 1 — Lead capture

AI for the moment a lead lands. Instant response to web inquiries, voicemail transcription with intent classification, SMS follow-up that feels human. The goal: response time measured in minutes, not hours.

Layer 2 — Content

AI for the work between listings: drafting listing descriptions, neighborhood guides, post-showing recaps, weekly newsletter. Voice and brand stay yours; the typing volume drops 80%.

Layer 3 — Comp analysis

AI-assisted CMA, market reports, and investment underwriting. Comps researched in 30 minutes instead of half a day. Reports that are presentation-ready, not raw data dumps.

Layer 4 — Transaction automation

AI for the contract-to-close stretch: document drafting, deadline tracking, status updates to all parties, friction removed from the parts no one wants to do.

Layer 5 — Client retention

AI for the long tail after close: anniversary touches, market updates personalized to their property, referral nurture. The flywheel that turns one closing into three over five years.

Implementation order matters. Most teams jump to Layer 2 (content) because it’s the easiest demo. The compounding leverage is Layer 1 (lead capture) + Layer 5 (retention). Start there.
Framework 2 · For borrowers

The HFG Mortgage Method

How I work mortgage scenarios — the four-step broker process that turns a confusing financing decision into a clear path forward.

Step 1 — Conversation

We talk through what you're actually trying to do. Buying, refinancing, investing, scaling. No pressure to apply, no scripted pitch. The first 20 minutes are about understanding the scenario.

Step 2 — Shopping

I take your scenario across the 50+ lender partner network. You get back a short list with the actual trade-offs surfaced — rate, fees, structure, speed — so the choice is informed.

Step 3 — File and lock

Pick the program. Lock terms. Assemble the file. Where conventional brokers send a 40-item document request, I sequence it so you're never doing work that ends up unused.

Step 4 — Close

21 to 45 days, depending on program and property. I stay involved through the final HUD. The goal is to make this the least-stressful financing experience the borrower has had.
